1. General
- 1.1. Customers renting the property are referred to as the Guests and Stephen & Julia Revill who own and are renting the property as the Owners.
2. Payment
- 2.1. A deposit of 25% of the total rental is due at the time of booking. The balance is due not later than 8 weeks before the start of the holiday. The full rent is due if the booking is less than 8 weeks before the holiday.
- 2.2. Bookings are not treated is final until the deposit has been received, however any booking will be reserved for 7 days to allow for the payment of the deposit.
- 2.3. Once a booking has been made and accepted a legal binding contract exists and the Guests will be liable for payment of the full amount of the rent.
3. Cancellation
- 3.1. A guest who wishes to cancel the holiday should notify the Owners by phone at the earliest opportunity and then confirm in writing.

3.2. The following cancellation charges will apply (as a percentage of the rental cost of the holiday)
- More than 56 days - 25% (the deposit)
- 28 to 55 days - 60%
- 14 to 27 days - 75%
- 0 to 13 days - 100%
4. Method of Payment
- 4.1. Payment, which must be in £ sterling, should preferably be made by electronic bank transfer or if that is not possible by cheque. Account details will be provided at the time of booking. Any charges raised by the bank against the Owners for dishonoured cheques or bank transfers will be passed back to the guest who will be liable to refund the property Owners. Payment from overseas should be made by international electronic transfer with any charges the responsibility of the payer.
5. Non-Payment
- 5.1. Non-payment on the due date will be treated as a cancellation of the booking and the property will be made available for re-letting. In this case deposit monies are not refundable.
6. Booking Conditions
- 6.1. The person who completes the booking certifies he or she is authorised to agree to the booking conditions on behalf of all those for whom the holiday is being booked. The person making the booking is over 18 years old and they agree to take responsibility for all those occupying the property. They agree to notify the names of those included in the booking and of any subsequent changes.
- 6.2. The bookings are from 3pm on the start date of the holiday to 10pm on the leaving date of the holiday.
- 6.3. Children under 2 are not allowed in either Upper Wesley’s Barn or Lower Wesley’s Barn.

6.4. No pets are allowed in Upper Wesley’s Barn, one well-behaved dog is allowed in Lower Wesley’s Barn.

Dogs must be under control at all times and be exercised off the premises.
- Dogs are not allowed in the bedroom or on the furniture.
- The Owners cannot accept responsibility for the dog's safety.
- Dogs must never be left in the property unsupervised.
7. The Guests' Obligations
- 7.1. To pay for any losses or damages to the property caused by any member of their party.
- 7.2. To take good care of the property and leave it in a clean tidy condition.
- 7.3. To permit the Owners reasonable access to the property and gardens.
- 7.4. It is the Guests obligations to assess the suitability for children and people with disabilities.
- 7.5. The Owners shall not be liable to the Guests or any of their party for any loss, damage injury expense or inconvenience whether to person or property. This does not exclude or limit the liability of the Owners for death or personal injury caused by the Owners negligence or for any matter that would be illegal for the Owners to exclude or attempt to exclude.
8. The Owners' Obligations
- 8.1. To provide the specified accommodation in a clean and tidy condition that conforms to the description given on the website. In the event of any discrepancy the guest should notify the Owners as soon as possible so any problem can be rectified. It should be noted some of the information beyond the property details, such as shops, restaurants pubs etc. are outside the control of the Owners they cannot be responsible for such content. The Owners will endeavour to notify the Guests of any material changes at the time of booking.
- 8.2. The inventory is listed on the website and the Owners will provide these items in good clean condition and in working order. Any discrepancies are to be reported within 24 hours of arrival otherwise the inventory will be deemed to be correct.
- 8.3. Towels and bed linen are provided, although beach towels are not provided and the Guests should not use any of the towels for this purpose. For those guests who have booked for more than one week a fresh change of towels and linen is provided.
9. Non-Availability of the Property
- 9.1. If for any reason, beyond the Owners control such as house fire, burst water main etc., the property is not available on the date booked or the property become unsuitable for holiday letting, all rents paid by the Guests will be refunded.
10. Governing Law & Jurisdiction
- 10.1. Any disputes will be governed by the law and jurisdiction of the English Courts.
